Does staging really make that much of a difference?

A Coldwell Banker survey of 2,800 properties revealed staged homes sell in 1/2 the time of non-staged homes.
A 2009 Home Gain Survey of over 2,000 realtors discovered that home staging typically provides a 586% return on investment.
The real estate staging association found that in controlled tests selling identical homes, professionally staged vs. those not staged, the non-staged houses sold in 102 days, whereas the staged houses sold in 45 days.
A study by the Department of Housing and Urban Development found that stage homes spend 73% less time on the market and sold for up to 17% more money than non-staged homes.
The Real Estate Staging Association (RESA) conducted a study of 1,081 homes and found that un-staged homes spent an average of 184 days on the market before staging. After staging, these homes sold on average in 41 days. Homes that were staged prior to going on the market sold on average in 23 days.
Why can't I just stage my home myself?
If you cannot see your home objectively, you can't package it effectively. You may be so used to the small flaws or distractions in your home that you don’t even notice them anymore, but a buyer would, and so will I. I know the impact of color psychology and LRV (light reflective value) when it comes to paint color selection, and how to design to appeal to the most potential buyers. I will look at your home with an unbiased “buyer’s eye” and work to get you top dollar in less time on the market. Remember, a house is only worth what a buyer is willing to pay for it. If you prefer a more hands-on, DIY approach, I can certainly help facilitate that. During the initial consultation, I walk with you through your home and provide immediate feedback of my first impressions. Following the consultation, usually within 48 hours, I provide you with a write-up of what I believe should be done in order for your home to show in the best possible light. If you let me know during our initial consultation that you may be interested in implementing my suggestions on your own, I will include in my write-up a prioritization of my suggestions and additional information that may be helpful.
Perhaps you want to implement my suggestions on your own, but just want some help to prepare for showings or an open house. I offer "Open House Prep" that would be a great option for you. I'm happy to help you as much or as little as you'd like!

First and most importantly, God has blessed to be wife to my best friend and Mommy to the 2 most amazing kiddos! I'm also an IT Project Manager and a dachshund mom. My own personal style tends to be a mix of transitional and eclectic, with a love of vibrant and saturated colors. During my freetime I enjoy spending quality time with my family, hiking, playing video games, and playing with my dogs.
